Mountain buildings are generally newer and more spread out than downtown. Most plaza units have their own entrance and parking, which makes access simple: a key or fob, an alarm code, and a lot that's empty after 9 pm. Office buildings along Upper James tend to be low-rise, with a shared lobby and washrooms the landlord may want included.

The plazas bring a wide mix of tenants. In one strip you might find a dental office, a tax preparer, a takeout restaurant and a fitness studio. Each needs something different: careful clinical cleaning, quiet office work, kitchen degreasing, or mats and change rooms. We write a separate scope for each tenant, or one for the landlord's common areas.

Getting up and down the escarpment in a storm can be slow. Crews working Mountain accounts are scheduled on Mountain routes so a snowy night on the Claremont or Jolley Cut doesn't hold up your clean.

Clinics and daycares are a growing share of Mountain plaza tenants, and both need more care than a standard office. Clinics get the room-by-room approach set out on our medical page, with sharps and clinical waste left to their staff. Daycares need child-safe products, careful work in washrooms, change areas and play spaces, and a schedule that ends well before the first drop-off. Fitness studios need mats, mirrors, change rooms and showers done after late classes. Takeout counters need kitchen floors degreased and garbage areas kept clean so they don't draw pests. One landlord can have all of these in a single plaza, and each tenant gets its own task list.
